Total Building Commissioning (TBC) provided engineers, technicians and commissioning agents under IDIQ mechanical and electrical contracts to provide a retro-commissioning (RCx) survey of the 1 million sq. ft. campus. The RCx survey included a technical energy audit and gap analysis of multiple buildings located at the VA Medical Center Wahlen Complex as well as energy retrofit implementation and measurement and verification. The estimated total cost of this project was $575,000. In general, TBC provided or is providing retro-commissioning that includes:
• Campus-wide survey
• Energy audit - used Trane TRACE™ analysis software for energy modeling
• Gap analysis
• Quick-fix energy conservation
• Implementation
• Long-term energy conservation
• Analysis
The results of the investigations and audits will be summarized in an overall gap analysis matrix that will prioritize deficiencies, identify quick-fix solutions, evaluate potential savings, investigate life cycle cost analysis and prioritize what systems should be addressed first, in an effort to maximize system efficiencies and efficacies. The ultimate goal is to generate the maximum energy savings possible.
