Southern Utah University, Braithwaite Liberal Arts Center - Braithwaite comprises three floors and approximately 18,500 total square feet and includes a fine arts gallery which showcases SUU students' and international artists' artwork. The building also houses the university's English program. The second floor has a writing lab that provides computers and tutor assistance for writing students. Original construction of the Braithwaite Building was completed in 1904. Braithwaite is of historical significance to the State of Utah and the local community and is included on the National Historic Register.

An evaluation of the Braithwaite building concluded that it required seismic renovation along with renovation and/or replacement of controls, mechanical, electrical, plumbing, lighting and other systems. Total Building Commissioning (TBC) was the commissioning authority on the Braithwaite renovation. 

TBC commissioned the following systems:

• HVAC
• Building Management and Control Systems (BMCS)
